Beer Properties owns, manages and maintains apartment rentals in Ithaca NY, close to Cornell University. Our student housing rentals are located in the Collegetown area, on East Hill or on South Hill; all are walking distance to the Cornell University campus. As a small family-run business, we take great pride in offering clean, well-maintained, and spacious rental accommodations suitable to Ithaca's student, scholar and professional population. All of our properties are inspected regularly by personnel of the Building Department of the City of Ithaca; all properties have been issued Certificates of Compliance indicating that they meet or exceed Ithaca's stringent zoning and housing regulations. Our apartments are furnished, appropriate for students and young professionals. The properties on Hudson Street and Maple Avenue generally are not furnished, except for the usual major appliances. In general, we sign leases for a given school year during the preceding fall and spring. Please contact us by telephone (607 273-9203), weekdays, between 9:00 AM and 6:00 PM (Eastern Time), or if out of state, , to discuss your needs or to arrange to view and tour our apartments. (We give our current tenants a day's notice prior to showing their apartments.) Rentals are available for students, scholars, professionals and others.

 
 

Note: Current availability (for '08-'09) is limited to rooms in a shared apartment.

Rooms (for '08-'09) are available in the 5-bedroom, 2-bathroom Apt #1 at 614 Stewart Avenue, just across the street from the new West Campus dorms. Rent (depending on size) is $450 to $550 per room per month until August 2009. Shorter terms are available for slightly more rent per month.

Rentals for 2009- 2010 are underway NOW. Please check this site for prices and availability. Available apartments may be seen (on one day's notice) by calling us at (607) 273-9203 between 9 AM and 6 PM. Apartments are generally shown to interested parties between 5 PM and 7 PM.

When viewing the images and descriptions of our properties below, please note the following:

  • The stated rental prices are on a monthly basis. It is expected that each person will occupy his/her own bedroom.  However, for some apartments, if zoning permits, an extra occupant can be added for an additional $120 per month. All leases are for 12 months. Some begin in June, others in mid-to-late August.
  • The stated rental prices are for the 2008 - 2009 academic year. (We give incentives to current tenants for renewals. In addition, current tenants generally are given the right of first refusal to renew their apartments.)
  • The thumbnail views of the properties can be expanded by clicking on the images.
  • The Roman numerals indicate the levels on which the apartments are located (T = Terrace, I = First, etc.). The letters "J" and "A" indicate that the apartment is available in June or August, respectively.
 
 

Coal Yard Apartments, located at 143 Maple Avenue, are our premium, brand-new apartments. A small team of dedicated craftsmen has completed the hand-crafted construction of these unique accommodations. These premium accommodations are intended for graduate students, post-doctoral scholars, young faculty and other professionals - those who would appreciate the highest quality and energy efficient accommodations that are located close to the Cornell University campus. They all met the stringent criteria of the Environmental Protection Agency of the US government for energy efficiency; the paperwork for certification is in process.

Special Note: Coal Yard Apartments received, on December 5, 2007, a PRIDE of OWNERSHIP AWARD from the City of Ithaca and the Ithaca Rotary Club, which “recognizes property owners who develop distinctive and attractive projects . . . .”. This is the SECOND Pride of Ownership Award received by the Beer Family. The first award was received in 2001 for our restoration of Grand View House.

Grand View House

Spectacular 1880's former boarding house; the only remaining house on College Avenue with its original tower; a local landmark. Grand View House was historically and sympathetically renovated from 2000 to 2003. Each apartment has a totally new kitchen and bathroom(s), windows and refinished floors. All mechanical systems are totally new. The quality of the rehabilitation and renovation work done to Grand View House was recognized by awards from the City of Ithaca, Ithaca Rotary Club and Historic Ithaca and Tompkins County.
